Broker's Exam

The NYS Brokers 45 hour Qualifying Course is offered at the Greater Syracuse Association of REALTORS (GSAR). Download the attachment at the bottom of this page describing the course and the schedule of classes. Click here for a list of instructors with their biographical information.

A licensing candidate may take the course final examination only upon satisfactory completion of the attendance requirements. An exam score of 70% must be achieved in order to successfully complete the course. A make up exam is available in the event the course exam is not passed. Successful completion of both attendance and exam requirements entitles the licensing candidate to sit for the New York State examination.

Course Fee: $361.39 (GSAR Members) or $386.39 (non-members) includes the textbook - Modern Real Estate Practice in New York, Edith Lank, 9th Edition and Total Recall Learning, a interactive study guide.

NYS Requirements for Licensing as a Broker are:

  • be at least 19 years of age
  • complete the Brokers qualifying course which includes 90 hours of approved instruction  (the 45-hour salesperson’s course is counted toward the 80 hours)
  • pass the course exam
  • pass the NYS exam
  • and have either a minimum of one year’s experience as a licensed salesperson or two years experience in a related field.
